Beeny's back

New series of Property Ladder started last night on C4.

One of the punters got it in the neck from her for wasting his dosh on equipping his development with all sorts of gizmos and boys' toys.

Then at the end, when she comes round to inspect, she lights upon this 'zip tap' affair which he's had installed sticking out of the worktop, which basically produces instant boiling water.

"Wow!" "Brilliant!" etc etc. No mention of cost/value for money etc.

Anyway, SWMBO said she fancied one, so I had a quick shufti on t'interweb to see whether it might make an Xmas present... but I don't think so - seems they'll set you back well into 4 figures, and that's just the hardware, never mind any fitting costs. Holey moley - our electric kettle cost about a fiver from Tescos...

But I bet an awful lot less if you approach the manufacturer and tell them that you are doing a development that will be featured on prime-time TV. There have been several episodes where the punters have all but run out of money during the build but at the end have the property 'dressed' with some very expensive furniture. I've spotted several 'Arco' lights which don't come in at much under a grand apiece.

Actually, I suspect that the producers and/or researchers probably have a lot of contacts for 'product placement' to ensure that the finished build looks good.

SWMBO used to work for a firm who did the marketing for a premium door making company. They were approached by people at property ladder to provide some doors for a development (it was one in Poole I think where some daft cow spent 2.5K tiling an understairs toilet), in exchange for a mention on the show.

The doors were provided FOC, but I don't seem to recall much of a mention! I bet they get away with it all the time!

ouch! But it's just like any built-in gizmo vs a freestanding one. Looked at built in coffee machines or appliances (microwaves, dishwashers, washing machines, fridges, etc)? And their performance is usually not as good as the freestanding equivalent - especially so in the case of that tap.

I don't think so, this company manufactures internal wooden doors and also specialize in fire doors. I know that the two girls running the development were given a bunch of free doors, but that the company were a bit miffed with how little publicity they got! The probably swindled a nice glass one out of someone else!

I often wonder just how much of the smart toys on property ladder come for free. Did you see that built in vacuum system that guy had? Why would someone actually pay for that when you can buy a normal one so cheaply? It's like the houses are becoming catalogues for the affiliate company's new toys.

I am only capable of wonder at that kind of thing after the show, when I'm not staring at SB's chest. Am I the only one??

I don't remember the location but it sounds more like the two sisters renovating the Art Deco house. One was a teacher, not sure about the other. Totally wacky interior design but otherwise quite a nice house. As they ran out of money the sister doing the accounts was not amused that the other had spent 2k on tiles for the cloakroom.

  1. The Volts*Amps is nowehere near the W whether it's 6 or 60A

  1. The power lead ends in a US plug (and temperatures are in Fahrenheit) so it may be old 110V data (still wrong)

  2. "60 cups/hour capacity". Hmmm that's 1 cup/minute - I believe you are better off with a kettle! Probably about twice as better off (roughly) so probably 6A and 1.3kW (I would guess).

  1. You don't make tea at 190degF (still less 140) (again probably US). Good old 212 required!

Have the water supplied by a mains pressure system: combi, heat bank, etc. preferably with a DHW secondary circulation loop to give instant DHW at he taps. At the tap have an instant electric water heater with the thermostat shorted out. It takes hot DHW at around 50C and raises it to 100C or so. That will do it.

It is possible to have a mains pressure stored water electric heater with a stat that sets the DHW to 101C (may have to look around and improvise to get one). Have a check valve, blow off valve, and expansion vessel as well. And also a high limit stat of 110C.

With some thought something can easily be made giving boiling water out of a tap, for faction of £1,000.

Ascot, pre-natural gas, had boiling water over-sink gas water heater models.

These programs are an object lesson of why not to do property development. The in-law, bought a house in Leatherhead for £200,000, spend £50,000 on renovation and sold off for £300,000. £50K profit I hear you shout, how fab!!!. Er no. There are all the fees and the interest lost on £250,000 over a year. By the time you buy and get your money it is around a year. On interest lost over a year alone must have been £15,000 @ 6%.

It is best to leave this sort of thing to hard nosed professionals who know the trades, and how to handle them, and how to do the figures.

Many of these amateurs make money because house price just rose anyhow at the time they bought (luck). Many would have made more by just leaving the place alone and reselling in 9 months.

Next year, when house prices start falling, she's doing a series called Property Snake. Lets see how many of the feckless idiots get their fingers burned when the die are not loaded in their favour.
