I did the same. My 'surveyor' was actually a friend who worked in conservation for the national trust.
I asked 'how much to set it right' He said '£10,000 per room'
They wanted £130k. I reckoned sorted it was worth £160k. I took away £80k from that and offered them £80k.' That won't even cover our mortgage'.

I looked at a timber frame the other day. Riddled with rot & woodworm, plus other major problems. Not worth it. I knew it was a problem case, but turn ed out to be much worse.

As I predicted. Forget it. Build a new oak frame timber house if you want the look.
My rebuild was of just such house. It was supposed to the a refurb, but there wasn't anywhere sound to start from.
The plot alone was worth what I paid as it was unlisted.
We had one that said "When you've taken all the plaster off the front wall you'll be able to work out what it will cost".
We walked away from that one. This one has _lots_ of smaller faults, but we had a pretty good idea of the cost. Not been too far wrong so far.
