Roof space used as room

But doesn't meet fire regs (No escape window and only a cover across the top of the stairs and not a proper room ... How does that work ? Can you class it as a room - could it have met building regs when it was done?

You can class it as a fire trap if someone regularly sleeps in it.

Yes - back in the days of Oliver Twist.

You can fit a velux roof light in, you can insulate the void between the ceiling and the roof covering, you can have a eletric light in there, you can have it plastered out, you can fit a drop down ladder access. But with out fire regs its only a store room.

...and then you can cram another student in there.
