My pump cycles about every 22 inutes like clockwork, the guage goes down to about 27 then up to about 57 then takes 22 minutes and repeats

Water pressure inside and outside the house is real good no problems with pressure just the cylce times when nothing is running evry 22 minutes, is that normal?

I am assuming you are describing a situation when no water is being used in the house, including an irrigation system in the backyard or filling up a pool etc. If there is no water consumption in the house and yet the pump cycles, then it's not normal. It means that there's a leak in the plumbing.

With water, a large drop in pressure does not necessarily mean a large volume of water being lost. It could well be a rather modest leak (a bad toilet fill valve perhaps) but if you don't have a pressure tank or the pressure tank's bladder is bad and is not holding any air, then even a small quantity of water lost will drop the water pressure so much that the pump will turn on, as designed. If you are positive that there is no leak <strong>in</strong> the house, then the culprit is most likely the pump itself. It may have a bad outlet (if submerged) or inlet (if jet) valve which allows for some water to drain back into the well. So, if you've checked all faucets and other water users in the house and they are all good, you next step is to check the pump.
