The slab is finally clean and I just finished the coat of sealer yesterday. Framing is supposed to start first thing Monday morning, but I’m worried because the surface still feels a bit sticky in the corners where the sun doesn't hit as much. I used a high-solids solvent-based sealer because the guy at the supply shop said it was the best for our climate, but now I’m second-guessing if I put it on too thick. Does the bottom plate of the walls need the concrete to be 100% bone dry and cured, or is a little tackiness okay since they're using pressure-treated wood anyway? I really don't want to hold up the crew because they're booked out for months, but I also don't want to mess up the bond or trap moisture under the plates. I spent all day scrubbing the laitance off and getting it perfect, so it woud be a total bummer to have the framing crew gunk it all up if it’s just not ready yet. Has anyone run into this with solvent sealers before?

High-solids solvent sealers are notorious for staying tacky if the coat is even a tiny bit too heavy, especially in the shady spots where the solvent doesn't flash off as quickly. If it's still sticky by Monday morning, you’re likely dealing with a **solvent trap** where the top layer skinned over and the gas underneath is struggling to escape. Since you’re using pressure-treated lumber, the interaction between the sealer and the chemicals in the wood is a bigger headache than just moisture. You really shouldn't be bolting plates directly to a tacky surface because it’s going to gunk up the bottom of your lumber and potentially peel the sealer right off the slab if the crew has to nudge a wall into place. But you should be using a **sill sealer** foam gasket between the concrete and your bottom plate anyway. That foam strip acts as a capillary break and an air seal. If you lay that down first, the tackiness of the concrete won't matter because the wood isn't actualy touching the sealer.
If the surface is still soft enough to leave a deep fingerprint tomorrow, try putting a couple of high-velocity fans on those shady corners to get the air moving. If it’s still really gummy by tomorrow night, you can sometimes fix it with a light mist of **xylene** (xylol) over the sticky areas. It re-emulsifies the sealer and lets the trapped gas escape, which usually helps it finally cure. Just don't soak it or you'll end up with a localized soup.
Don't let the crew just slap the walls down if it’s still gooey and you aren't using a gasket. Even with pressure-treated wood, you don't want that sealer bonding to the plate like permanent adhesive. If you can’t get it dry, that foam sill gasket is your best friend. It’s cheap insurance and solves the stickiness problem instantly while keeping your framing clean and professional.

Definitely use that sill sealer; it’s a lifesaver for tacky slabs. One thing to watch for that often gets missed: if you're using a powder-actuated tool to pin those plates down, a gummy sealer can sometimes "spiderweb" or pull away in a larger circle around the nail head than it would if it were fully hard. It’s mostly cosmetic since the plate covers it, but if you’re a perfectionist about that clean slab you just scrubbed, just be aware that the impact might yank on the tacky film more than you'd expect.
Kids today love these high-solids mixes becasue they want that wet look, but they’re a bear to work with compared to the thin acrylics we used in the 80s. I’ve seen guys try to rush it and end up with the bottom plate glued so tight you’d need a jackhammer to move it an eighth of an inch for square. If those corners are still gummy Monday, do the boot test. If you can’t pivot your heel without it grabbing, it’s not ready. I used to keep a gallon of cheap mineral spirits on the truck just to cut that top skin back when the humidity spiked and the sealer wouldn't lay down. Better to wait half a day than fight a sticky plate.
Man, I've been there. Don't sweat the stickiness too much if you're definately using those foam gaskets. One thing though—if it's still tacky and you get a surprise rain tonight, watch out for blushing. That sealer'll turn white as a ghost if moisture hits it before it's fully cured. It's a total nightmare to fix once the walls are up. Might wanna throw a tarp over those shady spots just in case.
Update: I grabbed some sill sealer like you guys suggested. That 'solvent trap' idea makes sense; I poked the tacky spots and they defintely have a skin on top. If I use the foam, do I still need to worry about the plates getting 'glued' down? Also, is there any trick to prevent that spiderwebbing with the pins if it’s still gummy tomorrow?
