Quote for sash windows - does this sound reasonable?

Hi there Been casting around for quotes for 5 double glazed box sash window, including fitting, one of them a Venetian triple box sash. Have had 4 quotes come in around =A38,000 - 8,500. However, had one for a tick under =A34k which has me intrigued. Now have ithat quote writing and seems ok - wood type not specified though. All the quoters have surveys, so nothing is based on my generous measurements.

Is =A34k a reasonabe quote for 5 sash windows including fitting? What other questions should I ask them? Are the other quotes daylight robbery?

regs & TIA

Have you asked a couple of local carpenters to quote on this?

According to the Boulton & Paul/John Carr catalogue - good basic sash windows, fully finished but not installed is around =A31000 each. Fancy/non-standard lots more.

That =A34k quote is a local joinery. The others are sash window specialists.

Local joiner any day - you will get a better job done.

The local joinery should know all about box sashes, so I can't see that the "specialists" would be any better. You really need to specify "unsorted redwood" if possible.

Why I suggested it, and you can ask around for *bad* tales about them. Massive drop in cost too!

It is an excellent quote, if you trust the company and it includes the boxes (i.e. isn't just restoring a uPVC casement to its original sash glory with original boxes).

making my own would take about 8 months and would probably end up with no windows at all. Stuart - thanks for the unsorted redwood tip. One other question - does getting the local to make them need building regs approval?

Yes. You always need building regulation approval for any window. If installed by a FENSA guild company, they can approve it for you without having to contact the building control department. If not, you'll need to submit a building notice. Ensure that the windows are specified with low-emmisivity glass, such as Pilkington-K.

Seems awful high. Let me check, my bird does wood at the local penneys.

Price might be lower, but S&H will probably kill ya

That's another £100 for the inspection fee (window tax)

My apoligies....Thinking about someting else (Blinds/window dressing)

But It still seems high, Here in the States, be 1k for the 5 and 2 for the triple.

S&H will still probably kill ya.

To recap. on earlier postings, for the sake of completeness, repairs to windows are not subject to the machinations of "building control". Repair the window, which could mean using a very high percentage of new parts, and you don't need "approval".

It's a pity that low-e glass is not available in "old style", i.e. with the ripples that old glass has. Using new glass makes quite a difference to the look of a building.

What does the above mean?

They should use that grade anyway for their own benefit (ease of machining, stability etc). The bigger the dimensions of the original material, the better the quality e.g. 2" x 8" costs considerably more than twice 2" x 4". Probably difficult to pin them down too much on the material but the usual "joinery quality" spec covers a multitude of sins. Try "unsorted Upper Gulf" if you want to be really cheeky. This covers the slower grown Finnish and Northern Swedish stuff. They might tell you to bugger off though.

I had misread the discussion.....I'm in the states, and even when I did catch on your prices seem awful high, for windows.

Would it not be possible to make a glazed unit up using Pilkington K inner pane and a suitably non-flat outer?
