Advice on home extension cost!

Please help - we recently moved house to a solid 2 bed 1920's ex-council house where we are very happy. However, we have had a slight windfall and we now have some money to put into the house. We were looking at an extension to add 2 bedrooms and a dining room to the back, as we have quite a large garden. We have a back, downstairs room with a flat roof and we wanted to know if we could build on top of that, and also a 2 storey extension next to it. Each area would be about 3 x 3 metres. Does that make sense?? Can anyone advise me on what I need to do first? We only have a fixed amount of money so we don't want to waste any by hiring people to give us an estimate if it is way over what we have! Can anyone give me a rough estimate of how much this is likely to be, everything included??

The big question is: to DIY or have done? - that will make a major difference to the cost!

Definately to have done, although my husband is able to do th "finishing off" - but all the building works and electrics etc, wil need to be done by a pro!

Sounds like anything from 30K upwards then. I expect that until you get some plans drawn up, it is going to be difficult for anyone to give you a reasonable estimate of the costs.

Totally finished cost in the midlands is £1500 per square metre ish (sat in builing site at the mo)

between 60 and 120 a sq ft, from a cheap and nasty finished in a hurry by fairly naff guys, to acceptable suburban quality plain finished done well and with all details taken care of.
