Now the foundation is sagging and the whole place smells like a damp basement. It's crazy to think that if they had just kept up with the deck and exterior work, this would still be a decent house. The ledger board is almost always the point of failure when a neglected deck starts taking down the rest of the house. If that connection wasn't flashed properly—or if the flashing failed years ago—you basically have a direct pipeline for water to sit against the **rim joist**. Once that structural member starts to go, it's a domino effect. The rot travels horizontally along the joist and then vertically into the wall studs and sill plate. Those water stains are basially the house screaming for help. To check the flashing without a teardown, grab a bright flashlight and head into the crawlspace or basement. Look at the interior side of the rim joist right where the deck attaches. If you see dark streaks, white mineral deposits, or fuzzy growth, water is getting past that ledger. Take a flathead screwdriver and poke the wood hard. If it feels soft or the tip sinks in, the rot is deep. Also, watch for 'bounce' when someone heavy walks near the house-side of the deck. If the connection feels spongy, you're looking at a structural nightmare.
I’ve seen this happen way too often beacuse people ignore thier gutters. If those things are overflowing, they dump a massive amount of water directly onto the deck-to-house connection every time it rains. It doesn’t matter how good your flashing is if you're constantly running a waterfall over it for years.
When you’re looking at that deck, check if there's a pile of wet leaves trapped against the siding. That debris holds moisture against the house and accelerates the rot faster than anything else. If the deck feels bouncy or gives when you walk near the house wall, the structural stuff underneath is likely toast.
Don't forget to look at the fasteners while you're poking around. If those lag bolts are rusted or the wood around them looks pulpy, the deck is structurally detached even if it's still standing. I once saw a rental where the ledger was held on by sheer friction beacuse the wood turned into peat moss around every single bolt. Regarding the bulldozer vs. save debate, check the floor joists. If the rot jumped from the rim joist into the ends of the main floor framing, you’re looking at sistering every joist or replacing the subfloor.
