Why is my 6-year-old Mitsubishi split unit barely cooling anymore?

My 1.5 ton Mitsubishi split unit (18000 BTU) is acting up again and I'm honestly about to give up on it. It used to turn the room into a freezer, but lately, it's barely doing anything. Last year I had a leak, and the guy fixed it, but then it stopped cooling entirely. Another technician came by, spent ten minutes just topping off the refrigerant, and left. It worked for like two days before going back to being useless. I even paid for a full deep clean thinking it was just dusty, but that didn't help at all. I started looking into it and realized the tech never acutally vacuumed the lines to get the air and moisture out before putting the gas in. Is that why it feels so weak now? It's six years old, so maybe it's just reaching the end of its life, but it feels like there's somethig specific wrong with the service. This unit used to be a beast but now I'm just sweating in my own house. Turns out there was a leak after all, so that's getting patched now. Since I'm allready spending the money to get it fixed properly, what can I do to actually make this thing last? I want to avoid these constant repair cycles. Any tips on maintanence for older units woud be great.


Skipping the vacuum step is a massive red flag and it's almost certainly why your cooling feels weak even when the gas is theoretically full. When a technician just tops off a system that has had an active leak, they're often leaving air and moisture trapped inside the copper lines. Moisture is the absolute enemy of an HVAC system because it reacts with the refrigerant and oil to create acid, wich slowly eats the compressor's internal components. If they didn't use a vacuum pump to pull the system down to a deep vacuum—ideally 500 microns—before recharging, you have non-condensables taking up space where refrigerant should be.

Since you're getting the leak patched now, make sure the tech performs a proper nitrogen pressure test. They should pressurize the lines and let it sit to ensure the gauge doesn't move at all. If it holds, they must vacuum the system thoroughly before adding the specific weight of refrigerant listed on the unit's nameplate. Topping off by feel or by pressure alone is rarely accurate on these units, especially if it's an inverter model.

For long-term maintenace, the biggest thing you can do is keep the outdoor unit clear. Use a garden hose to gently rinse the dust and debris out of the exterior fins every few months. Don't use a pressure washer, as that will just bend the delicate fins and restrict airflow. Inside, those mesh filters need a wash every two weeks if you're running it constantly.

Lastly, check your drain line for clogs and maybe consider a dedicated surge protector for the unit. Mitsubishi boards are reliable but they're expensive to replace if a power surge hits. A six-year-old unit is basically middle-aged; if the system is sealed properly and kept clean, you should easily get another 6 to 8 years out of it. Most units that die early are actualy just victims of lazy service work rather than actual mechanical failure.

That micron gauge thing sounds realy specific. How do I even know if my tech is actualy doing it right? Do they have to use a special digital tool for that, or is it just part of the standard pump? I'm also worried about that acid stuff you mentioned. If the previous guy messed up and left moisture in there for a year, is the unit alredy toast? I'm wondering if there's some kind of internal flush they can do to get rid of any gunk before they seal it back up for good.

If you're worried about acid, ask the tech to install a liquid line filter drier while the system is open. It’s a small canister that traps moisture and debris, acting as cheap insurance for a unit that’s been exposed to air for a year. As for the tools, if they don’t have a standalone digital micron gauge, they’re just guessing. Analog gauges on a manifold can't accurately measure a deep vacuum. You want to see them hit 500 microns and stay there. If they just run the pump for fifteen minutes and call it good, they’re setting you up for another failure. Be firm about it; it’s your compressor on the line.

Watch the clock when they start the vacuum. Some techs try to rush it in 15 minutes, but if that system's been open to the air, it needs way longer to acutally boil out the moisture. Another thing to check is the insulation on the copper pipes outside. If that black foam is dry-rotted or falling off, you're losing cooling capacity to the sun before the refrigerant even hits your indoor unit. It's a cheap fix you can do yourself with some foam and UV-rated tape.
