The main water copper pipe coming up through the cement basement floor seems to sweat quite a bit despite a foam wrap around it. It showed signs of sweating when we bought the home eight years ago with dampness on the concrete surrounding the pipe of about 5 inches in diameter. Now the water mark is approximately 8 inches long on the slopping side of the basement floor running towards the basement drain in the mechanical room. Our home is built on very sandy soil with areas of 4 feet of sand before dirt. Perhaps this information makes a difference with the sweating problem.
This seems to be a year around problem in MN for us. Our basement stays fairly cool in the summer even without the air conditioner on. In the winter, the basement is warm although there is a fresh air supply hose from the outside near the main water entrance into the house.
Is this amount of condensation normal??????
