Why is our PEX piping suddenly failing with pinhole leaks all over the building?

I'm on the board for a small 9-unit condo building here in Birmingham and we're dealing with a nightmare that nobody can figure out. The building is a century old but we've replaced almost everthing with PEX and PVC over the last few years. Every month or two, a new pinhole leak just appears out of nowhere in a random unit and causes thousands in water damage. It's happening in the basement, the upper floors, everywhere. We've had two leaks just this month that ruined drywall and flooring in units that were just repaired from the last round of leaks. We've had a dozen plumbers out and the theories are all over the place. One guy thougt it was mice, but we haven't seen a single dropping or any evidence of pests in the walls. Another crew suggested it was an electrical grounding issue where stray current is reacting with minerals in the water and eating trough the plastic, but the electrician couldn't find a single thing wrong with the grounding. It's getting to the point where we're running out of money for repairs and residents are losing thier minds. Is there anything else that coud cause modern PEX to just fail like this repeatedly? Could it be the water pressure or maybe the chemical makeup of the city water reacting with the pipe material? We're desperate for a lead because right now it feels like we're just playing whack-a-mole with a very expensive hammer.


This sounds exactly like the manufacturing defects we saw with certain early batches of PEX-A and specifically some solid red tubing where the dye injection process messed with the molecular bonding. If you’re seeing pinholes in the pipe wall itself rather than at the fittings, it's likely a material failure. There have been several class-action lawsuits over this because the pipes literally oxidize from the inside out until they pop. It's a nightmare for HOAs because it doesn't happen all at once; it's a slow, expensive crawl.

You need to check your water pressure immediately. If the building doesn't have a functioning **Pressure Reducing Valve (PRV)**, or if the old one failed, you might be getting spikes from the city main that are stressing these weakened spots. PEX is rated for high pressure, but constant cycling between 60 PSI and 100+ PSI will find every manufacturing flaw in the building. Get a cheap gauge that clips onto a hose bib and leave it overnight to see what the peak pressure is.

Another huge factor is the chlorine content in Birmingham’s municipal water. High levels of chlorine or chloramines act as an oxidizer that eats away at the antioxidant stabilizers in the PEX. If your water heater is cranked up too high—anything over 140 degrees—it accelerates this chemical reaction significantly. Check if these leaks are happening primarily on the hot water lines or recirculation loops, as those are always the first to go.

If the electrician alredy cleared the grounding, stop chasing that ghost. Start by installing a whole-building **carbon filtration system** to pull the chlorine out before it hits the units. It’s a lot cheaper than replacing all the drywall again. But if you find out you have one of those bad batches of defective pipe, you’re unfortunately looking at a full repipe. No amount of patching is going to stop a systemic material failure once the structural integrity of the plastic is gone.

You guys are getting crushed on the remediation costs. If you aren't ready to rip everythign out yet, you need to get a Moen Flo Smart Water Monitor installed on the main line for each unit. It detects those tiny micro-leaks by checking pressure drops and will auto-shutoff the water before it ruins the floor below. I put these in a complex last year and it’s the only way we slept at night. It gives you an alert the second the PEX starts to fail. It’s way more reliable than just hoping the next leak happens in the basement.

I didn't realize chlorine could actually eat through plastic pipes. I’m just starting to learn about this stuff and honestly thougth PEX was basicly indestructible compared to copper. Does a carbon filter actually stop the damage once it's started, or does it just slow it down? Also, for someone who doesn't know much, is there a way to tell if you have that 'bad batch' just by looking at the pipe? Like a brand name or serial number printed on the side that I should check for in my own basement?
