Is it normal for a plumber to suggest replacing a two-year-old Rheem instead of repairing it?

My 40-gallon Rheem gas unit is only from 2022, but I’ve allready had the 9-flash chamber sensor error twice in the last few months. Rheem acutally sent me the replacement parts under warranty, but the local plumber I called out basicly told me not to bother with the fix. He said these units are notorious for failing one after another and that I’d be throwing money away if I paid him $725 for the labor to swap the valve and sensor. He’s pushing me to just scrap the whole thing and install a Bradford White for about $1,500 total. I’m torn becasue the unit is barely two years old and it’s already got the earthquake straps and expansion tank set up properly. Is a $725 repair relly that bad of an investment for a newer tank, or is he right about Rheem being junk lately? I was really hoping to get more than a couple of years out of this setup before having to drop over a grand on a brand new heater.


The plumber isn't necessarily lying to you, but he is definitely giving you the "I don't want to do this" price on that labor. Those Rheem units with the digital gas valves have been a massive headache for the industry since they launched. Rheem actualy went back to the older **Unitrol analog valves** on their newer production runs beacuse these digital ones were failing constantly. The 9-flash code is usally a chamber sensor failure, and while the replacement parts might fix it temporarily, those sensors are notorious for being over-sensitive to dust or slight variations in airflow. $725 for labor on warranty parts is incredibly steep. Swapping a gas valve and a burner assembly sensor should take an experienced tech about 90 minutes, maybe two hours if they're taking their time. You're basically being quoted a premium because he doesn't want to be married to a unit he knows is a lemon. If you can find a diffrent licensed guy to do the swap for $300 or $400, it might be worth the gamble to get another few years out of the tank.

But he's right about the **Bradford White** being a superior build. They are the gold standard for pros because they aren't sold at big-box stores and their components are way more reliable. $1,500 for a full install in Southern California is actually a very solid price, especially since you already have the expansion tank and earthquake straps in place. You're basically paying a $775 difference to move from a problematic unit to a workhorse.

If you decide to stick with the Rheem for now, make sure your plumber checks the venting and the air intake at the bottom of the heater. If that flame arrestor plate is even slightly dusty, it trips those sensors. Sometimes a good vacuuming of the air intake screen solves the problem before you even swap the parts. But if you have the cash, swapping to the Bradford White stops the cycle of hunting down warranty parts every six months.

Have you ruled out the environment where the heater is sitting? I've seen these 9-flash codes pop up because of high humidity or even just lint from a nearby dryer. If you’re in a tight laundry room or a damp garage, even a Bradford White might give you grief with the flame arrestor eventually. Also, did your plumber actually check the gas pressure coming in? Sometimes a flutter in the line trips those digital valves, and swapping the whole unit won't fix a supply issue. It just seems weird to scrap a two-year-old tank without a deeper look at the room itself.

You should verify whether the technician actually performed a manometer test on the manifold pressure, because these specific Rheem units equipped with the electronic gas control valves are notoriously sensitive to slight over-firing, wich can inadvertently trigger that nine-flash code by overheating the chamber sensor beyond its specified thermal threshold. If the gas pressure is even marginally high, replacing the sensor is a futile exercise in parts-swapping since the underlying combustion characteristic remains unchanged, and frankly, paying seven hundred dollars for a task that involves little more than disconnecting a few compression fittings and a wire harness is mathematically absurd for any competent tradesman.

I've seen this movie before. Back when we were installing the old standing pilots, you didn't need a computer degree to get hot water. These new 'smart' valves are too smart for thier own good. Before you scrap it, take a look at the burner plate. I’ve found factory overspray or even just bits of insulation falling onto those sensors and causing that 9-flash headache.

Take a wire brush to that assembly and see if it clears. If not, don't let that guy charge you $725. That's a 'get lost' price. Any guy worth his salt can swap a valve in the time it takes to drink a coffee. Personally, I'd miss the old Unitrols.

It's a 30-minute swap with basic tools if you're even slightly handy. I'd do the warranty fix myself before dropping $1,500. But if you’re done playing games, move to a Bradford White RG250T6N. thier Defender System uses a simple pedestal setup that doesn't freak out every time the wind blows. Those Rheem electronic valves are basially a science experiment gone wrong. Just make sure if you DIY the sensor, you don't over-torque the burner door bolts or you'll create a vacuum leak.
