I’m running a commercial roofing outfit out of Denver and I’ve run into a situation that has me totally stumped. We did a full replacement on a flat roof last November using Carlisle materials. It was a standard storm damage job, but I just got a call from the client saying the place is flooding. When I went out there to check it out, the membrane is shredded. It looks like it’s been thru a war zone, even though it’s barely been on the building for twelve months. The client is livid and demanding we tear the whole thing off on our dime. He’s convinced we used a bad batch of rubber, but I know my crew’s work is solid. There’s a big HVAC unit up there and we used some river rock ballast, but nothing that shold cause this level of catastrophic failure so fast. I’ve seen EPDM last decades in this climate, even with high parapets. Has anyone seen a specific chemical or environmental factor eat through a brand-new roof like this? I’m trying to figure out if it’s a manufacturer defect or somethig else before I have to eat the cost of a brand new install.

That level of catastrophic failure in twelve months points toward **animal vandalism** or severe chemical incompatibility rather than a manufacturing defect. Carlisle is top-tier, and EPDM doesn't just shred from UV or standard Denver weather in a single season. If you're seeing small punctures alongside the larger tears, you're likely looking at crows, ravens, or even raccoons. Crows are notorious for pecking at EPDM, expecially if there's standing water or they're attracted to the ballast. You also need to look at that HVAC unit and any exhaust vents nearby. If that unit is leaking oil, refrigerant, or if there's a kitchen hood venting grease nearby, it'll turn EPDM into wet noodles in weeks. Petroleum-based products and EPDM are a nightmare combination. The membrane will swell, soften, and then literally fall apart. Check the drainage paths from those units. If the damage is localized around the equipment or downstream from it, you've found your culprit.
Get your Carlisle rep on the roof immediately. Since it’s a full replacement from last year, you shold have a **material warranty** or even a full system NDL in play. The rep can take a cross-section for lab analysis to determine if there’s chemical saturation or if it’s mechanical damage. If it's a bad batch, they'll see it in the polymer chain, but in fifteen years of commercial work, I've seen maybe one true batch failure compared to a hundred cases of external damage. The river rock ballast complicates things beacuse it can hide the initial signs of fatigue or small punctures. If the rocks are shifting or if there wasn't enought protective matting under the HVAC walkways, the vibration from the unit could be grinding the membrane against the ballast. But usually, that's a slow leak, not a shredded look. Stand your ground on the manufacturer inspection before you commit to a tear-off. If it's animals or chemicals, that's an insurance or maintenance issue for the owner, not a workmanship failure on your end.
