Just got back from checking on those garage slabs we finished last week and it’s a total mess out there, but not for the reasons the builder thinks. He was trying to blame my guys for the slab looking rough around the edges, but I quickly realized he never acutally backfilled after we poured. Now there is a massive gap all the way around the grade that is just inviting trouble. We got hit with nearly five inches of rain over the last few days and the water has nowhere to go but right under that fresh concrete. I told him he needs to get some dirt moved ASAP beacuse there is another two inches in the forecast for the weekend. It is basicly a moat at this point and the erosion is getting aggressive. It is frustrating when you do a clean pour and then the follow-up work just gets ignored by the super. I’m just glad I caught it now so I can document that any future settling isn't on us. If that soil washes out any further, he is going to have alot more to worry about than just a few cosmetic complaints.

I went trough this exact scenario last summer on a big residential job out in the hills. We poured about 50 yards of 4000 PSI mix with fiber reinforcement, and it looked like glass when we left. The super promised he’d have a guy out with a Bobcat the next morning to backfill the edges. Instead, he let it sit open for ten days during a stretch of nasty thunderstorms. By the time I swung back by, the runoff had carved out these four-inch deep channels right under the edge of the slab. It’s wild how builders will look at a structural issue they caused and try to pin it on the finish. I learned the hard way to keep a digital camera in the truck specifically for this. Now, if I see an open grade like that, I send a text with a timestamped photo immediatly. It’s not just the settling you have to worry about; it’s the edge cracking once they finally do drive equipment over it. If that subgrade isn't packed tight against the concrete, that first heavy delivery truck is going to snap those corners right off. Getting them to understand that basic physics is always a battle.
I’ve stopped relying on the builder's crew for backfill altogether on my contracts. Around here, we deal with alot of silty clay that turns into soup the second it gets wet. If I leave a slab edge exposed like that, even for 48 hours, the hydrostatic pressure starts acting up. I started writing a clause into my bids where we include a perimeter of #57 stone immediatly after stripping the forms. It costs the client a bit more, but it saves me the headache of arguing with a super who thinks loose dirt solves every problem.
Even if he gets that dirt moved before the weekend, if he doesn't use a vibra-plate or some kind of mechanical compaction, he’s just burying the issue. Loose fill against a fresh edge is basicly a sponge. I had a garage in a low-lying spot last year where they backfilled with uncompacted topsoil. Three months later, the owner called about a hollow sound under the front edge. We had to pump in two yards of flowable fill just to stabilize the void. Documenting it is smart, but I usally take a quick video of the water pooling to show the velocity of the runoff.
I’ve seen guys lose an entire garage floor to slab curling beacuse the bottom stayed saturated while the top dried out. If you’re pushing a 5000 PSI mix with a Sika ViscoCrete HRWR, that moisture differential is going to wreck you. Once that 3/4" minus base gets washed out, you're looking at a structural void that even a pump-fill won't save.
I’ve started telling supers if I see standing water against my forms or an open grade with rain coming, I’m calling the plant and cancelling the next 10-yard drop. It’s better to lose the slot than eat the liability for a settlement crack six months down the line.
I stopped waiting on builders to move dirt years ago. If I see a storm in the forecast and the edges are still open, I’ll literally grab some cheap 6-mil poly and a few sandbags from my truck to tent the perimeter. It’s a pain in the neck for twenty minutes, but it beats arguing over a washed-out base later. I’ve had guys try to tell me the plastic traps moisture, but I’d rather have a little sweat under the sheet than a grand canyon under my slab. If the super won't get a machine out there, I’m protecting my work myself.
