Sealing a brick wall

I have an old brick wall in my garden separating my property from my neighbour. He has a small extension one wall of which is his side of this brick wall. He complains that damp is getting into this extension through the brick wall.

The wall certainly looks very porous. I'm wondering if I could seal my side of the wall? If so, what is the best method?

Any suggestions or advice gratefully received.

Brick is (mainly) meant to be porous. Does his wall touch yours? Did you allow him to do this?

Well you could paint it with bitumous paint or one of these chemicals you can buy for the purpose. ( eg Thompsons waterseal )

You really need to find out whose wall it is and if yours why his shed is built on to it. Could lead to issues in the future. (Like when you come to sell the house)

Its a common mistake to assume that painting with something nonporous is the solution to damp

But note that (eg) tar varnish is liquid water repellent, but vapour permeable (it develops fine cracks which are too fine for liquid to get through, but porous to vapour).

It's not really a legal matter. My neighbour feels that more damp is getting through than used to do. I suspect it is just that there has been a very wet year. But I'd like to do anything I can that might conceivably help.

Even something that didn't help, but which made him feel I was trying to help, would be good ...

A brickwork "seal" is only ever partial. Most of them don't even form a continuous film

so just tell him you've applied "water seal" (at your expense) & to see how it is over the summer?

Slightly porous, but nowhere near enough

An IMHO might be appropriate now and then

Its not imho, its the opinion of SPAB and the head of RICS. Yet again you persist in commenting on this subject you cant be bothered to read up on and dont understand.

Yeah well I don't have an ancient building, but plenty of ordinary Viccy homes have had their walls sealed to good effect i.e. the rain used to piss through and now it doesn't, and hasn't done for at least a decade. I suppose your religious zeal prevents you from acknowledging that

And many have been 'sealed' only for things to get worse. Please come back with some knowledge on this.
