New Roof Cost Calculation

Hi all, Is there any interactive online resource for calculating the cost of a new roof? I'm hoping there's a site somewhere where you can enter the relevant parameters (square meterage, tile type, sarking/no sarking no. of dormers if applicable and so on) and get an approximate idea of the total cost. If such a thing exists at all, of course. TIA

I did look a few years ago but couldn't find anything. The roofers I asked for quotes from eithe rquote using google maps geting an idea of roof area, driving past or just estimating for similar jobs.

I think Marly Tiles used to offer a calculation for the number of tiles.

I have no idea how large a part of the total cost this would be.

FWIW and only trying to be helpful, I recently had a complete re-roof done reusing the existing tiles. 3-bed detached house, L-shaped no dormers. £4000 + VAT which I'm told was very reasonable.

There is a guide in Mark Brinkleys book on SelfBuild ...... but very generic

Easiest when I wanted to do this - was go to truss manufacturer -get price for timbers side of things .. then go to Redland or similar and ask for a material quote for drawings for roof coverring - they do this for free. Includes membranes, batten tiles, fixings - all detailed.

Then add the 2 together.

That sounds *amazingly* good value! I'm expecting mine to be in the region of 8-10X that figure. It's a bungalow unfortunately. :-(

Local company, chosen because of reputation, not the cheapest quote. They've been in business for decades and are still in business so their

25 year guarantee might mean something. There was a slump on at the time and I think they needed the cash to keep their staff employed.

Also, not everyone lives in London or the south-east. Some areas are very cheap to live in particularly out in the country. The idea that Nightjar is expecting to spend £40,000 + VAT on a roof amazes me.

a new roof is around ten days work for about 4 men at at max

so labour around £8,000

materails? probably a couple of grand.

Yes. It took even less than that. I spent a fortune on tea though.

The tiles were the old ones re-used, all the woodwork was sound. The only new materials were the modern felting and slats.

That would be a good reason to get it done so cheaply.

Last month I paid £25,550 for a three bedroom detached house with a T shaped hipped roof, with a tiled roof to a porch and one to a bay window with new tiles throughout plus a flat roof rebuilt and insulated. However, I was going by the fact that a friend paid £4,000 just to get the rear extension to his house relaid with the original slates and that was a very competitive quote. It was the very high quality of the workmanship on that which made me choose the same roofers for my house.

Mine took just over three weeks of actual work - about 17 working days. Overall it took longer as the scaffolders had failed to notice that the electricity was an overhead supply, so we had a week of downtime, waiting for the cables to be sheathed.

Plus scaffolding and skip hire.

My mums one has just been done. 2 storey front and rear with new tiles, 2 f lat roofs done with some kind of waterproof membrane, all scaffolding and r ubbish removed. About 10 days with usually 2/4 men...£24k
