How much for gas service?

We own a property that we rent out and need to have the gas appliances serviced - there's a boiler, two fires (Robinson Willey Firegem Visa) and a hob. I don't know any gas people so it's just going to have to be a "close eyes and stick a pin in yellow pages" sort of a thing.

Can anyone give me a sort of rough guide as to what would be a reasonable price for this just so that I know I'm not going to be taken for a ride? And yes, I'm going to change the gas fires for electric ones but that can't be done immediately.

Doh, sorry - should have said that I'm in Preston, Lancashire, 'cos I know that labour rates vary around the country.

Can't you use the same guy that does your annual gas safety certification (assuming you are doing this legal obligation!) My gas man charges me £40 per certificate for up to three appliances per property. His service charge is usually uin the £50 - £60 range for up to 3 appliances, if done at the same time as the certificate. I am in Leeds so still up North!

I could have, if I'd known - we're very new to all this :o) We signed up with Countrywide Residential Letting to manage the property for us and they have just sent us our monthly rental statement, minus £75, but no explanation. When my wife queried it they said it was for sending their man to do the safety certification, and apparently this doesn't include a service of the appliances, just the certification. Thanks for your prices though John :o)

Hi Dave, Glad to be of assistance. I would query the £75 cost as this seems expensive to me. I have rented properties out now since 2002 and have never paid more than £50 for my certificates (although my properties have a maximum of 3 appliances). I used to use a company at first and their the guy who used to do it went independent so I use him now and he charges me £40 per property. As you are new to the rental 'game' you may want to bookmark this site

It will include their fee for instructing the man to do it.

It an MA does anything for you, you can expect a bill of twice what it would cost to do yourself.
