In Stoke-on-Trent. It's about the same price as 2 bed semis about 1/2 mile away.

So it's a good price then!

Depends on condition, and the going rate in that locality. It seems very unlikely that you'll get it re-pointed, re-wired and have all the windows and external doors replaced for 5 grand - so you'll have paid nearer £90k than £80k by the time you've done all that.

A FOAF has just bought an £800K Grade II listed stately home style pile round here (north Beds) and is proposing to spend £200K on it, on the back of the sale of a 3 bed semi in Kew.

Do the windows themselves need replacement or is it just a case that some of the sealed units have gone? If so they are much cheaper to replace than the whole window, and you won't need the building notice either.

It simply says that some have gone and are old in general and will require updating at some point. So I suspect I can leave these for a (long) while.

Is there any chance you can barter the price down a bit based on the results of the survey?
