Which one is better?
FRICS MRICS or tech RICS

FRICS is the top one. This is someone that has been a "member" and has then been "elevated" to being a "fellow" - normally this is in recognition of continued excellent work in the field.

That's about all they are fit for :-)
The fact is that you get some really crap surveyors who are fellows and members, but it is generally accepted that these should in theory be more competant than a tech.
Incidentally, techRICS is just a way for trainees to pay for status letters after their name, and the RICS gets a bit more income. But its a worthless title.
