We have a house that we let out through an agency. A few years ago when it became law to have an Energy Performance Certificate for houses, the agency wanted to charge us £100 to provide one for us. I found a local guy doing them for half that, so he did it for us and we gave the certificate to the agency because they have to have it available to show to prospective new tenants.
The time is now right for us to sell the property, so can I just ask the agency for our existing certificate back (to show to prospective new buyers) or is there a requirement to have the assessment redone after so many years and a new certificate issued?
Nothing has changed insulation or energy-wise - a new certificate will only show exactly the same as the old one does, so I can't see the point in paying for a new one unless there's a legal requirement to do so.
