Make and model?

Bokera not sure of model

The two most likely causes are
1) Scaling of the secondary heat exchanger. 2) Over reading primary temperature sensor. (likely an NTC themistor). Is this a Vokera Linea (24/28/+)? with 2 digits on the front panel? If the flow pipe temperature in CH mode is very much less that the display indicates then suspect (2) above.
The temporary workaround is to reduce the temperature on the HW knob this may then mean that can only get a luke warm flow - but by experimenting you may find a good enough optimal setting and can live with it until you are ready to repair. HTH

Sounds more like Borkedara
Vokera have made a wide range of models over the years. I think you're going to have to look a bit closer and come up with something useful
Winter and long pipe runs.
First 2 minutes is the bit of pipe inside the wall.
Second 2 minutes is the unlagged section in the roof :-)
Unless you have a combi. All bets are off with a combi.
Dont say that on here mate, some people will savage you for it!. They are combi evangelists..
