Central heating and Corgi

Sadly, my mam died three months ago and we've decided to renovate her house (terraced, about 150 years old) and then rent it out. I know there are lots of rules and regulations to be adhered to but one thing we intend to do is to install central heating.

Bearing in mind that we intend to rent it out, is it legal for us to do the "wet" side of the installation, ie, hang the boiler on the wall, fit the rads, run the pipes etc., etc., and then just get the Corgi guy in to do the gas run from the meter to the boiler?

Simple answer, yes. When renting out the property, you'll also need a regular test certificate from the gas board to say the system is still safe, every year. It's also a good idea to install CO2 (carbon monoxide) detectors along side your mains operated Smoke / Fire Detectors.

The connection to the flue is also something to leave to the pro, it is probably the bit most likely to kill your tenants. ;-)

And personally I'd have a balanced flue fitted. I know the testing is done to make sure things are safe but when renting places I've always felt safest if there's no connection to the inside atmosphere whatsoever.

From the gas board?!!?

The requirement is for an annual "Landlord's Gas Safety Record" which is issued by a CORGI (although all CORGI's either don't have the required qualification or choose not to do this work).

I would have thought you would be hard pushed to find a (gas) boiler without one these days....

It's hard to find a boiler without a full room sealed fanned flue anyway. You have to really seek out the Luddite open flue types. Choose a condensing boiler and you are pretty much guaranteed a fanned flue.

Really you would be ill advised to fit anything other than a fan assisted balanced flue boiler when starting from scratch.
