different roofing contractors finally made it over to reflash the chimney.

the previous contractor gave up and never fixed the intermittent leak.

i know it is asking for yet another round of tempting Murphy's Law but...

I've had straight-down leaks right on up to 20-feet away leaks. You can have a leak at the top of the roof and the water will take a ride all of the way to the bottom or wherever its path gets dammed or broken. You have to know what to look for and even what the structure is under the roof.

After years of leaks i bit the bullet and had the roof replaced Oct 07, 201

7 just weeks ago. The roof was black arcitecture shingles. 15 years old. Ha d the ridge vent replaced. Had shingles tarred, had shingles replaced. Argu ed with allstate. Lost. Suck it up. New roof with 18 sheets ply because of a leaker no one could find.

Possible was bath vent not vented properly. Quick 401k loan and i am happy now, not later...

  Just had one replaced at our house down in Memphis . Got off light , less than $3,000 for 23 squares on a fairly complicated roof - lot of hips and valleys . Helped that I did all the structural/decking repairs . And rode the roofer like a buckin' bronc . Hadda watch him , kept wanting to make shortcuts . Asshole , that's FOUR nails per shingle , and I'm payin' for the damn things , so do it !! I may be gettin' too old now to do it myself , but I can still supervise ! Turned out OK in the end , at least we haven't had any leaks yet .   --   Snag

they did get it done, but it has also been raining all afternoon and evening and so far one leak. so we'll have to call them back in the morning. this is ok, it's not in the same place and hopefully will be easier to find than the intermittent leak of before.

the weather this coming week is going to be cool and a lot of rain, so i'm hoping the caulk/sealants will be able to set up ok. at least tomorrow should be dry...

 Several times , and some extremely heavy rain and high winds at times . We thought once that some shingles had blown loose , but it was just our daughter-in-law's imagination .   --   Snag
