How much to build?

This is off topic, I cannot find the information elsewhere. I have planning permission for an extension to be built on top of my garage, it will have a pitched/hip roof.



Now the question, is there a formula for working out cost to cubic meters. I have had a quote/estimate, seemed very high.

There is a basic rule of thumb, but it's cost/m2. That is, take your estimate and divide it by the floor area. I'm not a cost consultant, but that figure could be anywhere between, say £300-750/m2 depending on where you live, the form of construction and the complexity of the job.

Have you got Building Regulations approval yet? The reason I ask, is because the 'adequacy' of the garage structure to sustain the additional load, can sometimes be a critical factor.

All planning permission has be obtained from the local council including building consent. The plans have also been approved.
