building regulation approval

My mother has just been asked for all the relevant certificates for building regulation approval for work done in her house since she bought it in 1975 by the new buyer's solicitors.

Most, like FENSA aren't relevant since double glazing was installed prior to

2002 but she had a new gas boiler fitted and some re wiring in 2007. As both firms involved were Corgi or niceic members. Should they have informed the BCO or is the work covered by their self certification scheme? Should they have issued my mother with a certificate?

just spend 200 quid on one off insurance and say the certs are all lost in the mists of time.

According to postings on uk.legal, houses are sold 'as is' and need not meet any standard for e.g. wiring or windows.

The buyers solicitors will have sent a form to the sellers, with questions like "Has any electrical wiring taken place since 2005 Y/N" and "Is a cerificate available for this work Y/N".

One merely truthfully answers N to each of these and similar questions; it is up to the buyer to decide whether to go ahead with the purchase. The solicitor is merely covering his own backside.

Are Building Control able to help? I would think they could at supply a letter stating what works have been approved or self certified.

BCO will have no idea that works have been self certified

They will for stuff self-certified from ~2008 on. The point of the certification process is that it should be notified to the LA. After ~Oct 2007, in my authority at least, they got their act together and started logging notifications.
