Does it meet building regs?

No way of telling from a few pics.

Shower in bedroom, not a problem (though a loo would be). May or may not have room ventilation to meet current building regs.

Also depends a lot when the conversion was done and what regs were in force.

Looks a very cheap and nasty conversion though.

My main concern would be whether the fire (and noise) separation between the flats and means of escape meets regulation - that could be very expensive to correct.

The seller doesn't of course have to meet regs to dump his poorly built conversion on an unsuspecting buyer. It's up to your solicitor to try to pin down the seller -ask for a completion certificate.

Hang on - just reread the ad - these are to rent rather than buy the property. The showers look like a recipe for damp problems a go-go, as there is no sign of ventilation close to them. It also says newly converted - so prob not to building regs. I'd still be more concerned about the hidden aspects of fire/electrical/gas safety - the areas a cowboy conversion is likely to skip.

In what respect? You can have a shower in a bedroom subject to the rules about electric zones.
