To do the following - not in this order though......

Fit stairs carpet with carpet provided. Purchase & fit 3 X replacement windows (1 X 980mm wide, 1 X 1650mm wide, 1 X 900mm wide, arched lintel. Heights various) Purchase & fit 1 X replacement front door (incl furniture & locks, 1 metre wide) Partition landing to provide wardrobe space (total approx 3.5 metres). Basic fit to wardrobe, create opening in partition wall to allow access. New hatch to loft area, loft ladder. Seal old access point Remove kitchen floor, lay ply, tile with tiles provided Repair front steps Architrave on living room thru to kitchen arch Replace damaged architrave/skirting/cornices -not more than a few metres of each Some electrical - fit external light, fit some internal lights

There may be other joinery such as replacing broken floorboards (square, not T&G), and we may need to open up an old fireplace. Depends on she who must be obeyed in all things.

2 questions: Cost? Duration?

It is a Victorian house converted to a garden flat and maisonette on ground and first floor. Large space under the roof, so an option for loft conversion later on.

Cheers!!
