Ariston water heater maintenance question

Way past recommended maintenance date the sacrificial anode needs replacing, the heater element needs descaling and the tank needs checking and cleaning on my Ariston undersink water heater.



As the pipework comes out at the top I'm wondering how to drain it down without dumping any water into the kitchen of the flat below when I remove the heating element. I'm also unsure whether I can get away without repressurising the expansion tank after putting the heater back together. Please can anyone advise me on this?
