When to Replace a Roof

No reason to rush if it all looks good. Depending on the quality of the shingle, you could get 30 years from it. It is inevitable though, so put some money away and keep an eye on it and replace when you see the curling or other issues.

It might be worth looking into metal roofing by the time you're ready for a new roof. Some of those don't look that bad. They don't look like a roof on a shop or factory building.

Our upstate NY house had "architectural" asphalt shingles. We sold the house after 28 years. The only leak problem we ever had was the seal around the natural gas furnace's exhaust pipe. The home inspector for the buyers approved the roof.

A cheap roof can be over-due for replacement at 13 years - looking like cornflakes. A pricey modified bitumen shingle roof may be good yet after 50 years. I'm expecting mine to outlast me.

That said, the time to replace a roof is BEFORE it leaks!!!!

Ask JK in RFC. Over 100,000 bucks for a nice tile roof. Pretty nice copper gutters too. They were a tad extra.

Yeah, but worth it. He won't have to replace it until he is about 160 years old.

Assuming nobody strips it for scrap copper - - - Lots of copper downspouts have been "ripped off".

Copper plated aluminum anybody???
