I’ve been keeping a close eye on our new build here in MN and noticed somethig wierd with the exterior foam board. Right where the upper gable meets the lower main wall, there’s a horizontal gap that’s about two or three inches wide. It looks like the OX sheathing from Schillings just doesn't meet up, and I’m worried about how that affects the overall insulation. I acutally went out to check it and found a four-foot section where the nails weren't even hitting the studs. They were just sticking thru the foam into nothing. I’m not a pro, but having gaps that big in a cold climate seems like a recipe for a drafty house. Is this a normal way to leave the sheathing before the siding goes on, or should I be telling the super to have them redo that seam and tape it up?

In a climate like Minnesota, leaving a two or three-inch gap in your exterior sheathing is a recipe for ice damming and massive heat loss. If you’re using OX-IS or similar structural foam products, that board isn't just insulation; it’s your primary air barrier and often your structural bracing. The manufacturer's installation guide for OX products explicitly states that panels should be installed with foam edges touching and all joints must be taped. A gap that size allows air to bypass your thermal envelope entirely, turning that section of your wall into a chimney for escaping heat.
The fact that you found nails missing the studs for four feet is even more concerning. In most modern builds using this material, the sheathing provides the **shear strength** for the wall. If it isn't nailed into the framing, it’s not doing its job. You’ve basically got a loose sheet of foam flapping under your siding. When the wind picks up, that section won't provide any resistance, and your siding will eventually show waves or even pull loose beacuse the substrate underneath isn't stable. You need to get the super out there before the siding crew starts. Don't let them tell you they'll just fill it with spray foam later. While some small gaps are inevitable, a multi-inch gap at the gable transition suggests they didn't measure the height correctly or they're just being lazy with the scrap pieces. They need to pull those loose sections, align them properly to hit the studs, and ensure every single seam is **butted tight** and taped with the proprietary flashing tape.
Building code is very specific about following manufacturer instructions for installation. If the instructions say butt the joints and tape them, and the crew didn't do it, they're technically in violation of code. It's much easier to fix this now while the framing is exposed than to deal with a drafty room and high heating bills for the next thirty years. And definitely don't accept the "it's fine, the siding covers it" excuse because siding is never a secondary air barrier.
Total hack job. OX-IS relies on that continuous R-3 or R-6 thermal break to acutally meet code in Zone 6. A 3-inch gap is basicly a massive thermal bridge right at the gable transition. If they aren't using the proper OX Seam Tape or something high-perf like 3M 8067 over every single joint, your air tightness is shot before you even get to the blower door test. Those missed studs mean your lateral load path is non-existent on that wall. Tell the super to pull those 7/16" sheets and do it right. In MN, you can't play games with the building envelope like that.
Beyond the obvious thermal bypass, you really need to consider the bulk water management implications here becuase if that OX product is serving as your integrated water-resistive barrier, a three-inch horizontal void at the gable transition ensures that any wind-driven rain or condensation that inevitably bypasses your siding will dump directly into the wall cavity. Since those panels are designed to act as a continuous drainage plane, that gap represents a catastrophic break in the secondary moisture defense, and I’d be particularly concerned about wheather they have even bothered to install proper Z-flashing at that horizontal joint to direct water away from the lower wall assembly.
Have you ruled out that this might be a deliberate gap for a frieze board or some specific trim transition? Sometimes crews leave a space like that if they're planning a heavy trim detail where the gable meets the main wall. Also, are you certain that's the primary air barrier layer? I've seen some builds in MN where they use a separate interior poly or a different WRB tucked behind the foam, which might change how critical that specific seam is. Just curious if you've seen the actual blueprints for that transition detail before assuming it's a mistake.
I'm totally new to this, so maybe this is a dumb question, but if they just tape over a gap that's three inches wide, isn't the tape going to fail eventually? I’d imagine without the foam board backing it up, the tape whould just sag or pop when the house settles or the wind hits it. Is there a specific type of filler they shoud be using to plug that hole first? I’m also wondering about those missed nails—if they just add more nails now, does the foam get all chewed up and lose its strength? I'm just trying to learn what to look for on my own site.
Quick update—the super confirmed the frieze board suggestion was right, so that's a relief. However, I'm still seeing those missed studs and no sign of tape for water management. If they just slap trim over an unsealed void, won't I have a massive air leak? shold I demand they use 3M 8067 or somethig similar before the siding crew shows up?
