Is it normal for my exterior unit to leave streaks on the siding?

I've been looking at my outdoor AC unit lately because it's mounted right next to my bedroom window on a metal bracket. I noticed there are these long, dark water streaks running down the wall underneath the unit and I'm worried it's going to ruin the paint or cause mold. I checked the lines and the insulation looks pretty frayed and beat up, so I wasn't sure if that was just normal wear and tear from being out in the sun or if it's actualy leaking something it shouldn't be. It still seems to be cooling the house okay for now, but the condensation seems excessive compared to what my neighbors have going on with thier setups. Does the drainage usually just drip down the side of the house like that or should there be a dedicated pipe carrying it away? I don't want to ignore a small problem that might turn into a massive repair bill later this summer.


The streaks you're seeing are usally caused by a combination of dirt, biological growth, and mineral runoff from the condensation. The short answer is that water shoud never just be running down your siding; it's a recipe for wood rot and mold behind your exterior finish. Most profesional installs use a dedicated **condensate drain line** made of PVC or flexible tubing that routes the water away from the wall and down to the ground or into a gutter system.

Frayed insulation on the lineset is a huge contributor to this. When the black foam insulation (Armaflex) breaks down from UV exposure, the cold copper pipe is exposed to the humid outside air. This causes 'sweat' to form along the entire length of the line rather than just inside the unit. That extra moisture then drips onto the bracket and the wall, picking up dust along the way and creating those dark stains you noticed. It's not just an aesthetic issue either—exposed lines make your compressor work harder becasue the refrigerant is absorbing heat from the sun before it even gets into your house.

You should pick up some 3/4-inch wall thickness insulation and some high-quality UV-rated tape to wrap the lines. If the unit is mounted on a metal bracket, make sure the drain pan inside the outdoor unit isn't clogged with debris. Usually, there's a small nipple on the bottom of the chassis where a drain hose should be attached. If that hose is missing or cracked, the water just leaks out of the cabinet and follows the bracket right back to your house siding.

It might look like a 'creative' DIY job right now, but getting that water into a pipe and away from the foundation is priority number one. You can probly fix the insulation and the drainage yourself for about fifty bucks in parts. If you leave it, you're looking at a much more expensive bill to repair the water damage to your bedroom wall or replace a compressor that burned out from the lack of thermal protection.

I've seen these bracket mounts fail to account for the necessary pitch required for the primary drain pan to effectively shed effluent via gravity, often resulting in standing water within the base pan that eventually breaches the chassis seams. Since you mentioned it's right by your bedroom window, you should also inspect the rubber isolation grommets between the compressor feet and the bracket, becasue as that insulation degrades, the resulting increase in thermal load often exacerbates harmonic resonance wich you'll definitly hear through the wall at 3 AM. If the bracket itself is showing signs of galvanic corrosion from that constant moisture, the structural integrity of the mounting hardware could be compromised over time.

Oh wow, I'm so glad I found this thread! I just moved into a place with a similar wall-mounted setup and I had no idea about the UV tape. I'm definitly going to check my insulation tomorrow morning. Speaking of the bedroom window location, does anyone know if these units attract more bugs? I swear I've seen way more spiders near my AC than anywhere else on the house. Is it the moisture that brings them in, or maybe the vibration?
