Roofing Job Estimate ?

Hi,

Live in New England, and have the typical split-level. Realize there are a zillion variables involved, but thought I'd ask for some opinions, anyway, please:

Received a quote for a new roofing job. Would involve a complete tear-off of the existing first layer of shingles.

Would involve approx. 20 squares of shingles. Also, a Ridge Vent to be added, as well as some kind of extra ice-dam layer up about 6 feet from each edge. I asked for GAF 3-Tab, 30 year Warr. for the new ones.

Am asking also for their (GAF's) "Golden Pledge" warranty, which I guess also involves an actual GAF inspector certifying the work after it is done. With this, the contractor's work, as well as the material is also covered. Sounds like a good thing.

Very surprised at the cost, which I guess is nothing new.

Does $ 8,000 these days sound in the ball park ?

Sounds typical of a lot of quotes for that size. Roofing material has also gone up quite a bit with the price of oil.

I did my roof in NH about two years ago. It was somewhat smaller, I think only 15 or 16 squares, but I used the same GAF 3-tabs. With tear- off of the old roof, and new ice dam as required, but no repairs and no ridge vent needed (I already had one), it was $5600. $8000 for a little more area and some more added work sounds reasonable.
