Tiling Quote

Hello all,

hoping someone can help with a quote I've been given for some floor tiling work I need doing. Not sure what a ball park figure is and need some advice. Have set-up other builders to give some estimates as well.

There are 3 bathrooms and a kitchen, all need floor tiles laid, there is a wooden floor at the moment (not the best quality, I might add).

23.2 sq m in all.

I quote I've been given is =A3990 to do the work and materials (this does not include the actual tiles, have to buy them myself - probably ceramic tiles for all rooms) with a total time of around 5-6 days.

What does everyone think of this and and how competitive is it, relative to what others do or have done?

Hi Your question really depends on where in the country you are living. I am from SW Scotland and would look to be charging =A3120 per day, and a job like that should take around 3 or 4 days, maybe more if awkward cuts are to made, or tile shape is unusual. You will also have to put down a plywood surface over your existing floor which will come in to you at around =A3100. You then have tile adhesive and grout at approx =A3100 since it needs to be flexible for the wood floor. Then you have items like door trims and screws/nails for ply and pva glue. So all in, best case =A3600 and worst case you could be looking at =A3750. But, if you are in London or other cities then labour costs could increase.

I would be tempted to ask for a labour only quote since most tile merchants worth anything will sell on a use or return basis which could greatly reduce your adhesive/grout expense.

If that includes screwing down ply on the floors and supplying all the other materials plus things like easing doors etc, then it does not sound unreasonable. A bit will depend on the tile you choose... if you go for 'kin orrible to work with porcelain beasties, or two foot square marble slabs, then even £50/sq m is not unreasonable for laying them.

Thanks for the help guys,

Got another quote today, this one came in at =A3665 ( quite a bit of a difference compared to the last one, which was =A3990)

This includes putting down plywood for 2 bathrooms, not sure why they didn't quote to put plywood in the other bathroom and kitchen? Only saw it on the quote later.

These guys can do it sooner and a little quicker.

Might get one more quote just to make sure. But at least I've got an idea on what a ballpark figure is.

In answer to some of your questions, I am in Leeds.

The tiles are fairly standard ceramic tiles, nothing fancy or sizeable.

Calum, you said that I should ask for a labour only quote, by that do you mean I would provide all the materials (grout, adhesive, plywood etc) As the quote I was given originally and the latest one were for both labour and material. All I was going to buy was the tiles.

Boots The price that I gave to you as an indication was for parts and labour (excluding tiles)... not too far off the price you've now got. I would always ask for a breakdown of costs for jobs. In general you would expect to pay no more than the price that you could buy material for if you went direct. The tradesemen will get a discount, which they will probably take as extra profit... that is fine, but some will then also charge you alot more for material than joe bloggs from the public could buy it for. In my mind that isnt right, so a breakdown of material and labour costs is never a bad idea... so long as you then dont quibble over a few pounds here and there, it just gives more transparency to their quote.

In Leeds you have a few good tile warehouses (I dont mean chains like toptiles, but proper trade suppliers). Its worth going to the one where you plan to get the tiles and ask them for a recomendation for tradesmen. Tiling is one of those jobs that can make or break a room, so its worth getting the right person, dont always think that the more expensive are always best, go on recommendation wherever possible.
