"Finished to a high standard"

Watching Homes Under The Hammer" (which I think is rigged to a certain extent) the estate agent nearly always says "As / if the property is finished to a high standard" and gives a valuation. Would you guys mind posting a kind of order of priority of things that finish houses to a high standard? Eg, do I concentrate on the decoration first, or how good the windows / doors are? Thanks in advance for any replies. |P

Quality of external masonry and in good order. Quality of roof construction and in good order. Good drainage of building and surrounding land and well thought out hard landscaping. Quality of windows and external doors and in good order. Quality of internal floors. Quality of heating/plumbing/electrical installation. Quality of kitchen and bathroom fittings. Garden in good order. ...and pretty near the bottom - decoration.

However most buyers pay more attention to what kind of carpets and lampshades you have.

Magnolia/white with fake wood floors and shutters on windows. New B&Q bathroom and kitchen in the latest colours.

Everything must look pristine and spanking new. There shouldn't be any visible bodges or gaps or bits that need fixing. An expensive looking *everything* can be achieved by putting expensive accessories onto a cheaper kitchen - posh kettles and fancy toasters can make the kitchen look good and you take them away. Flowers and nice vases, lights, soft furnishings and pictures are needed to give a posh look. And lots of cushions on the bed.

One semi near us was on at £30k more thanthe other on the street mainly because they'd dressed the dining room with posh stuff and lilies. I think one of the house bods summed it up as "creating the lifestyle that people think they want"
