Any building regs issues if removing an internal wall?

Do I have to notify the Building Regs people if I want to remove an internal wall to merge two rooms?

I know I have to find out whether it's load bearing etc., we're going to get a surveyor in to check that.

However if it's not load bearing (and I don't think it is) can we just knock it down? It's between a breakfast room and a utility room. The only minor issue I can think of is that the breakfast room adjoins the kitchen with just a wide archway between so we're aiming to end up with a big area 'adjoining' the kitchen with no doors in between.

I submitted a building control application this year for some window replacements and some new window openings. I've also removed non-load bearing internal walls. Guy at building control said he only wanted to know about load bearing walls otherwise it didn't matter.

Get a structural engineer to look at it rather than a surveyor. If it is found to be load bearing then you will need the engineer to advise on the remedy and submit his drawings as part of your building warrant application. If it is not (according to him/her), then no damange done. Explain to him/her the situation in advance to ensure that you will not be charged in that case.

I am not even sure if a surveyor is qualified to warrant something like that (engineers are insured). They are most definately not qualified to advise on the remedy should you find it to be load-bearing and need their advice. Should save on the surveyor fee.
