Access constraints for new bedroom?

The message from Mike Halmarack contains these words:

Funny thing was it was built by a builder for his own use and was the worst layout of a house I've ever seen. Superficially nice but continually irritating in even the smallest detail.

No, it's quite long one car garage which will still accommodate the one car.

I expect that the large, inward opening ground floor window could, if necessary be adapted to the purpose.

This one too, though it might be more realistic to say that it was for his temporary use, while he built the one next door.

Indeed. I would like 2 bedrooms and a good sized bathroom, or rather one bedroom, a bathroom, and a good sized study. Many an otherwise desirable propery is ruined for my purpose by space wasted to a miserable pokey 'en-suite'.

Nothing wrong with a walk through access.

Technically. It may irritate potential buyers though, so make sure it can be 'corridoored' easily.

Fire regs in terms of smoke alarms and ability to jump out of windows is an issue you need to address.

But apart from that go for it.

I can imagine a scenario of someone in the inner bedroom getting desperate for a pee but not wanting to walk through the outer bedroom where the visiting relatives are making full use of the Luxury Orthopaedic Dunlopillow With Extra Bouncy Springs.

Not very. It would be considered a "+1". i.e. a 2 bedroom house would become a 2+1 bed, not a 3 bed.

Depends on the area. Round here a 2+1 is worth a bit more than a 2 bed, but nowhere near a 3 bed. If it doesn't already have one, it has value as a possible en-suite conversion to the master bedroom. When selling, this possibility should be suggested very clearly.
