Apply some real lime from a tile shop. Pelletized limeSTONE will work in about a hundred years and is a lot less messy but that's too slow for me.

I see where it is 2 hp on 115 volts and has a Classic Shop Fox fence for $645 with cast iron wings. I think it is made in Taiwan.
A location with any exposure to customer trafic will rent for considerably more than a back alley shop regardless of condition.
