Anyone had experience with products such as "Radon Seal'? Do they work or any other suggestions would be appreciated.

are you attempting to seal radon out? dont waste your money, leaks can and are everywhere, what you see, are just the tip of the iceberg.
any floor or walk crack or penetration is a potential path
you might try a passive underslab vent if your home basement sits above the surrounding grade
