Ventilation required in a kitchen.

Hi,

I've just had a report done on the windows of my house (requirement for selling) and the report states that the ventilation in the kitchen is not adequate. Therefore the window should be replaced or an extractor fan fitted.

Does anyone know what the rules/regs are for this, I wouldn't mind double checking the figures myself. I understand that regs change over time, but I'm just a bit hesitant that the guy measured everything correctly. The windows were fitted by Penicuik in 1999 and I'm surprised that they don't meet the required regulations (assuming the regs haven't changed since then).

The kitchen is pretty standard, with a window with 2 openers (bottom opener and a hopper).

I've just had a brief look through the building regs (and am now permentantly brain damaged), and it states

for any building with natural ventilation by -

1.. compliance with Section 3 of BS5925: 1991 (1995); or 2.. bla bla Which implies to me that the rules haven't changed since 1995, and therefore if Penicuik installed the windows correctly, they should still comply.

Any help appreciated.

I would see this as more of an "extractor fan fitted" issue, rather than insufficient window ventilation. I doubt you'd get your money back on the sale by installing an extractor, though.

You're in Scotland (one presumes by your e-mail addy), so the following may not apply, but certainly in England & Wales, Building Regulations are not retrospective, and any alteration only has to be no worse than previously. The ventilation requirement for a kitchen depends on when that _kitchen_ was constructed (or the building altered by either moving the kitchen or extending it to make it larger). When the windows were replaced is largely immaterial, unless they caused the ventilation to not meet the requirements at the time and was worse than previously.

Having said that, one is making a big assumption in believing that a replacement window company either know or care about whether their work complies with the (requirements of) the Building Regulations.
