I have a damp patch in the bedroom on the chimney breast spreading t

the wall.Its been there since i moved in 10 years ago.The loft seam dry,the chimney has been pointed, some tiles have been replaced,ne chimney pots and the cement around it has been replaced, the flashin has been painted with fibre glass paint stuff and the chimney has bee sprayed with waterproof sollution.

Do you think its the flashing and the rain is getting under the tiles The only thing i havent replaced is the flashing, Do you think i woul be wasting more money?Its seems like the rain only gets in when it really heavy and the wind blows it in the direction of the damp patch the other side of the chimney is dry.

A specialist wants to take the chimney down but i want this to be m last resort

That could be part of the problem, if the waterproof solution is stopping water escaping from the brickwork.

Sounds like the flue is open at the chimney pot (which is fine). Is it open at the fireplace, or has it been blocked up? It must be ventilated top and bottom.

Its open at the bottem because we use the the fire at christmas. The chimney has had a new pot with a T pot on top. It also has an air vent in the bedroom on the chimney breast.

I dont think its the water sollution because that was done last year and weve had the problem for 10 years.

can anyone give me an answer,before i hire a ladder climb up myself an take the chimney down brick by brick.......
