Oddly enough, although (unless there is a lot of off the books income) the return on capital is very poor, my accountant also thinks we should carry out a thorough study of the market. He has volunteered to travel the clubs checking it out for me.

I wonder what parameters you would measure to show you were achieving continual improvement?

I think that, were I really looking at this as a purchase, only getting £35k p.a. gross profit for a £155k investment would be of greater concern to me.
