Penetrating Damp

I live in a 1910's-1920's terrace house and this evening after constant heavy rain found a constant leak coming from the top of the window fitting in the kitchen (the plaster bit in the cut-away) at the rear of the property. I Went outside and the plaster in between the bricks was coming away at the slightest touch. It is so severe it would have spilled onto the floor of the kitchen had i not covered the area in paper towel and dishclothes. The area that is leaking is very specific- how would i go about rectifying the problem? Or who should i get in to sort it out? Any suggestions will be much appreciated

It may simply need repointing, but if it is a cavity wall the leak may be high up and water dripping inside the cavity. Check in the roof area if its e.g. on a gable end as the fascia boards may be rotted away.

If this is a wooden window, it may be rotten and acting as a sponge

I would also check if there is another window directly above the one that is causing you the problems. As already stated it may be coming down the cavity and then coming in at the lower window.

It may be that a drip DPC is required above the kitchen window, but ask advise on this. You could either get a builder to come out and have a look at the job, or else pay a surveyor to have a look. They shouldnt charge much for specific advice and could offer advice on tradesmeen too.

Good luck
