Estimated cost of specific plumbing jobs

Can those in the know give me some rough ideas as to what I should b

paying for the following:

- the old valves on 6 radiators replaced with thermostatic valves

- service and safety check for a boiler (model unknown) that is 1 years old

- general overhaul of central heating system

Here's the background. I'm in the final stages of a house purchase and the surveyor has come back with the recommendations above. Th vendor has agreed to cover the cost of these (she's giving me th money) but needs some rough quotes.

Can any plumbers give me a very rough estimate of what I might b looking at cost wise?

Probably rather pointless on its own, as other things (bypass, boiler interlock) may also require to be fitted to be of any real use.

Who knows what will be found during a service? A Landlords Gas Safety Check should be £50--100 depending on the location, and number of appliances to be checked.

Too vague. If, for example, the intention is to bring it up to current standards (English Building Regs Part L) then a new HW cylinder, new control system, and a cleaning/power flush may all be required.

Covering the cost of a service/safety check is one thing, but what happens if the safety check immediately produces a 'condemmned' verdict? Do you pull out of the sale? You'd probably be better off having your solicitor negotiate that the vendor will produce a Landlord's Safety at the time of purchase and warrants the c/h system is working at the time of sale and continues to do so without major fault for 30 days thereafter, or agreed damages of £1,000.

Hard to say what would be required: just to look over, check that motorised valves etc work, bleed rads and add fresh inhibitor, maybe £75. But if system needs work to bring up to scratch e.g. redoing dodgy wiring or pipework, or flushing, you could be looking at £200 - £400.

Unless you're going to diy the boiler service (and you must by law be competent if you do this) then I suggest you find a plumbing & heating engineer and ask them to take a look and give you an idea of what needs doing (apart from the TRVs and boiler service you've mentioned) and how much it'll cost. If you intend to do some or all of the non-gas work yourself be upfront about it from the outset: some installers will be quite happy to work with you in this way and if you can find someone you have a good working relationship with now it'll save you spending more time going out looking for someone again in a hurry later e.g. if your boiler breaks down.
