Self build pricing

Hi,



I'm not sure if self-build is exactly the correct term; to be more specific, I'm planning to pay someone else to build a house on a plot of land in the country.



I have a few places in mind, and they all have planning permission for properties that, with a bit of tweaking, could fit the bill. What I can't get much of a handle on is ballpark pricing for properties of a particular size and construction.



Can anyone point me to a decent service or resource in the UK that would let me get a better idea?



Roughly speaking, I'm looking at 75000 - 125000 for the land, and 100000 -



150000 for the property. Not much to go on, but does this seem reasonable?

A surprisingly good guide to building cost is to use cost per sq.foot (counting ground floor area, plus first floor area, plus garage etc).

Providing you're not doing anything fancy, £90 / sq.ft might be a good starting point - though others here should be able to refine that figure. The labour element can be the most variable bit... depends where you are, etc.
