fixing UPVc double glazing problems

Hi

i have 2 windows with different problems.

they are both 50/50 with bottom opening hinged on the horizontal near where the centre bar is.

1st gap along hinged part when closed so you can see daylight thru it. 2nd tight to open/close

Hope i explained the problems well enough.
