First time homeowner. The house is 25 years old in a wooded area of maine. We have a partially finished walkout basement (framed, wired) but concrete floor. There is not a sump pump. Curiously there is one wet spot in the middle of the concrete. Initially I thought it was water coming in from a wall below a deck that wasn't flashed correctly but it's clear that it is seeping up at this one spot. What's weird is that there is a rust colored circle about the size of a can of paint at the site. What could it be and how do I deal with it? [IMG]

A can's rust ring tells me something from above was dripping (HVAC condensate line, plumbing leak, bathroom caulking leak, roof leak from around a pipe or chimney), but I presume you would've noticed that or had that checked-out already.

- Otherwise, you need the property re-graded around the house or, maybe, to simply clean-out your Gutters, Downspouts and downspout Drain Pipes (if any). Re-grading is usually the bigger answer as any wooded lot means trees were cut-out to put the house in. Roots outside the building footprint rotted and the ground settled to destroy the initial grading.
