Be curious to know how much it goes for ... anyone here hazard a guess ?

Would there be any point in buying it (for the land) and just re-selling in a few years time, (hopefully) trousering an enormous profit ?

It's a nice quiet spot, must have been past 'em loads of times at 60+mph.

The land does have a boundary with the A1. Getting the land then trying to set up a cafe/truckstop might be viable. But several cafes have come and gone along there in the last 10 years or so.

Probably the council or highways authority would expect the developer to pay the costs of setting up road access, which on a dual carriageway could mean a roundabout or even a bridge.

Have to sell an awful lot of bacon butties to pay for that.

I would expect the highways authority to ask for a road to the nearest village not the A!, assuming you could buy the land for the road.

One would only service the southbound traffic...

It would have to have decent slip roads I agree, long ones if you are a truckstop rather than just cars. Maybe just get it for 2 1/2p and sit on and wait for them to upgrade that section to full motorway and take the compulsary purchase money.

The A1 is a long road with plenty of s**te juctions.

Joining the A1 from this one is brown trouser time when driving a van.
