Roof Costs

I know it is a bit of a 'how long is a bit of string' question but....

I live in a 1933 3 bed semi and the roof tile are small ones with mortar on the underside which is crumbling away. There are a few holes and misaligned tiles which need attention but I am thinking a new roof may be due - plus would give us clean tidy storage. Have investigated Renotherm etc but discounted it following much advice. Any idea of rough costs for a new roof?

Based on my experience of a re-roof last year for same size house- =A3650 scaffolding all round, =A32500 for roofers to remove all tiles, re lay on breathable felt and mortar back all the ridge tiles. Cost of tiles....? It may be a little less if you can convince your neighbour its worth them doing it too. Replace all the fascias with 20mm upvc board. Stick a couple of velux windows in too. (I'll stop now as im beginning to sound like Drivel!)

Is it the original roof, it may be cheaper and better to fix it.

How longsis a piece of string? All depends as all roofing is priced on the m2 area, which type of tiles you re placing with. Rosemary type concrete =A36000, clay Rosemary =A36400, interlocking single lap tiles =A33900. This should cover scaffolding, stripping off ridge tiles, tiles and lath. Covering with breather underlay, new lath, tiles and lead work. Clearing away all waste on completion. This does not include special tiles for valleys or purpose made hip tiles

Whats so wrong with the old one that you need a new one?

If it was constructed properly it should be fine without the mortar torching.
