Re felting a flat roof

Can anybody give me a very rough idea how much it would cost to refelt a flat roof approx 8ftx18ft. Some of the timbers need replacing but I need some idea of the basic cost so I can budget this in with some other work that I doing. It was last done about 22 years ago. Would this be about the life span of a flat roof? The felt actually looks ok and I can't detect any leaks but I have the ceiling down for other work and the timber in a couple of area looks bad but could well be from before the last refelting.

Is this materials only for DIY? If not, a roofer would probably charge between 30 quid and 60 quid a square metre depending on how much wood needs replacing, how many layers of felt, what finish you want and amount of labour and materials.

Yes, on average.

You will need to decide whether to replace now or leave it until it is obviously leaking.

I think that it is 3 layers. I hadn't thought about getting it done until I saw the underside. I can see one area of the original timber planks that is heavily stained but is bone dry. I am assuming that this was from a leak before the last time it was felted but poking the suspect area shows that it has been rotten by it now dry. Some of the facia looks a bit iffy as well. I will get it done now, not by me, but I need to budget this on with other work going on hence the guestimate of a price. I would guess that I am looking at about =A31000 tops excluding and timber replacement. Can I assume that the facias could be replaced with plastic?

There's no point putting rotten wooden fascias back on, even if they survived being taken off. It would make sense to replace with upvc.

Yes, what I meant to say was plastic facias could be fitted rather than new wooden ones.

About £30 m2. Including drips & flashing, excluding any new boards 18' = 5.4864m. 8' = 2.4384. 5.5 x 2.5 = 13.75m2 x £30 = £412.5.
