Downloaded. Ta. That's more detailed than the other sites I've tried. It's also coming up a bit cheaper.

Just for now, the quick and easy, one size fits all site has given me an indication of the possibilites. The Bill of Quantities can wait until later.

Final plans will be drawn up by an architect from a reasonably detailed plan by myself and after consultation.

I'll also let them deal with the planning, as they know the planners better than I do.

Generally builders quote by the m^2 so work out the total floor size and multiply by £1000-£1500.

Planning is a big hassle even if your designs are not "grand" if my experience is anything to go back. The planning officers "redesigned" various parts of the extension I wanted build. I've no idea why.

Well the green oak framed house built for 130k three or four years ago was an ordinary amount of money that created one hell of an extraordinary house.
